homeinvestor.co is a free service for home and land sellers. We are paid by the pre-screened cash buyers and investor funds we route your submission to — not by you. This page explains exactly how that works so you can decide whether to use the platform.

HomeInvestor LLC operates homeinvestor.co as a lead-matching marketplace. When you submit a property, we share your contact and property information with one or more pre-screened buyer partners in your market. Those partners pay HomeInvestor LLC a flat marketing-services fee for each verified seller lead and/or a recurring subscription for access to our investor dashboard. We do not receive a commission, success fee, or percentage of any closed transaction, and we do not raise our fee based on the price you sell for.

Buyer partners pay the same flat per-lead price regardless of who wins the deal. We route your submission based on geography, the buyer's stated buy-box (price range, condition, situation), and performance history (response time, close rate, seller feedback) — not on who pays the most. Investors who advertise on the site are clearly labeled and ranking is not for sale.

On comparison pages (for example “homeinvestor.co vs Opendoor”) we do our best to present accurate information about competitors we have no financial relationship with. Where we link to a third-party product or service through an affiliate or referral link, that link is labeled as such on the page where it appears.

homeinvestor.co is not a real estate broker or agent, a mortgage lender, a mortgage broker, a mortgage loan originator, an investment adviser, or an insurance carrier. We do not list properties on the MLS, take loan applications, underwrite credit, hold escrow funds, or issue offers ourselves. Final offers, purchase agreements, and closings are between you and the matched buyer (or its title/escrow company), governed by that buyer's own contracts and your state's real-estate laws.

We do not guarantee that any partner will make an offer, that an offer will be at any particular price, or that a deal will close.
