- Is it really free to list my home?
- Yes. Listing on this marketplace is free. You only pay the buyer's closing costs you negotiate into the contract — typically nothing on top of that.
- Do I still pay the buyer's agent commission?
- Only if you agree to. Post-2024 NAR settlement, buyer-agent commissions are negotiated directly between buyer and their agent. Many FSBO sellers offer 1–2.5% to attract agented buyers.
- How do showings work without an agent?
- Most FSBO sellers handle showings personally with verified buyers, or use a lockbox + scheduling tool. You're under no obligation to show to anyone without proof of funds or pre-approval.
- Who handles the contract and closing?
- A title company (most states) or real-estate attorney (NY, MA, GA, SC and a few others) handles the title work, escrow, and closing. They're the same companies agented sales use.
- What if I get stuck and need an agent?
- You can switch to a listing agent at any time. Most FSBO sellers who don't sell in 60–90 days flip to a flat-fee MLS service or full agent.
