1. Who we are
Home Investor, LLC ("homeinvestor.co", "we", "us") is a direct property buyer. We make cash and owner-financed offers on houses and land across the United States. This policy explains what we collect when you visit homeinvestor.co or submit a property for an offer through our platform.
2. Information we collect
Property submission data. When you request an offer, we collect identifying information (name, contact details), the property address, and the property facts we need to make a real number — condition, occupancy, mortgage status, timeline, and your reason for selling.
No credit checks. We do not pull your credit. Cash and owner-financed sales close on the property and title, not on your credit profile.
Automatic data. Standard server logs (IP, browser, referrer, page viewed) and, with your consent, analytics cookies that measure aggregate performance and help us prevent fraud.
3. How we use it
- Pull comps, estimate condition, and prepare a cash offer plus an owner-financing scenario.
- Communicate about your offer, schedule a walk-through, and coordinate closing.
- Verify identity and title status with the county and the closing title company.
- Route your submission to a vetted local acquisitions partner in markets we don't directly serve.
- Comply with federal and state real-estate, consumer-protection, and TCPA laws.
We do not sell your personal information. We do share it with the local acquisitions partner who will actually make your offer — see Sharing below.
4. Sharing
Local acquisitions partners. When your property is in a market we don't directly buy in, we share the address and submission details with a pre-screened local buyer who can write a written offer. Those partners become independent data controllers governed by their own privacy policies.
Title and closing. If you accept an offer, we share what the title company, attorney, county recorder, and lender (if assuming a loan) need to close.
Service providers. Hosting, fraud-prevention, identity-verification, e-signature, document storage, analytics, and customer-support sub-processors, each bound by confidentiality and data-protection terms.
Legal. We disclose information when required by law, court order, or to protect our rights and the safety of our users.
5. Retention
Closed-transaction records are retained for the period required by state real-estate and tax recordkeeping laws (typically 5–10 years). Property submissions that do not result in a closed sale are retained up to 36 months unless you ask us to delete them sooner.
6. Your rights (CCPA, GDPR, and similar)
Depending on your jurisdiction, you may have the right to access, correct, delete, or port your personal information, and to object to certain processing. To exercise a right, email offers@homeinvestor.co. We respond within 30 days. Note: deletion may be limited by the recordkeeping obligations described in Section 5.
6a. California, Colorado, Virginia, and similar state rights — Do Not Sell or Share My Personal Information
homeinvestor.co does not sell personal information for money. We do share property submissions and contact information with pre-screened buyer partners so they can make you a written offer — which California's CCPA (as amended by CPRA), Colorado's CPA, Virginia's VCDPA, and similar state laws treat as a regulated “share” or “sale” in some contexts (cross-context behavioral advertising and lead distribution).
You can opt out at any time. The fastest path is our privacy data-request form. You can also email offers@homeinvestor.co with the subject “Do Not Sell or Share My Info.” Include the email and phone number you used so we can locate your record. We process verifiable requests within 15 business days. Opting out of sharing means we will not route your submission to a buyer partner — which may mean we can no longer make you an offer.
California residents also have the right to know what we collect, correct inaccurate data, delete personal information (subject to the recordkeeping limits in Section 5), and limit use of sensitive personal information. We do not use sensitive personal information for advertising. We do not knowingly sell or share the personal information of anyone under 16. You will not be discriminated against for exercising any of these rights.
You may also use an authorized agent. Submit a signed written authorization with your request.
7. Real-estate disclosures
Home Investor, LLC operates a lead-matching marketplace. We are not a real estate broker or agent, not a mortgage lender, mortgage broker, or mortgage loan originator, and not an investment adviser. We do not take loan applications, originate loans, hold funds, or list properties for sale. We collect seller-provided property information and route it to vetted third-party cash buyers and investor funds who then contact the seller directly to make an offer. A current list of buyer-partner jurisdictions is available on request at offers@homeinvestor.co.

9. Security
We use TLS 1.2+ in transit, AES-256 encryption at rest, role-based access, multi-factor authentication for staff, and the principle of least privilege. No system is perfectly secure if you believe your account has been compromised, contact us immediately at offers@homeinvestor.co.
10. Children
Our services are intended for adults 18 and older and are not directed to anyone under 18.
11. Changes
We may update this policy. Material changes will be posted at this URL with an updated effective date.
