1. Acceptance

By using homeinvestor.co or engaging Home Investor, LLC for services, you agree to these terms. If you are accepting on behalf of a company, you represent that you have authority to bind that company.

2. Services

homeinvestor.co is a lead-matching marketplace. We collect property details from sellers and route them to vetted third-party cash buyers and investor funds who then make offers directly to the seller. homeinvestor.co is not a real estate broker, real estate agent, mortgage lender, mortgage broker, mortgage loan originator, investment adviser, or insurance carrier. We do not take loan applications, originate loans, underwrite credit, hold funds, or issue offers ourselves. Any forms, calculators, or offer estimates on the platform are informational lead-intake tools — not loan applications, financial advice, or binding offers. Final offers are made by the matched third-party buyer and are subject to that buyer's own diligence, title review, and walk-through.

How we're paid. Sellers pay nothing to use homeinvestor.co. We are compensated by buyer partners on a flat marketing-services basis for verified leads, consistent with RESPA Section 8 safe-harbor practices where applicable. We do not receive commissions or success fees on closed transactions.

3. Fees

homeinvestor.co is free for sellers. There are no commissions, listing fees, or inspection fees on a direct sale to us — the cash number in your offer is what gets wired at closing. Standard third-party closing costs (title, recording, transfer tax) are typically paid by the buyer on a direct sale; your offer will spell out who pays what.

4. Information verification

By requesting an offer, you authorize homeinvestor.co to verify your information, pull public county records on the property, and share it with a local acquisitions partner if needed to make a written offer. We do not pull your credit.

5. Your responsibilities

  • Provide accurate and complete information about the property and your ownership.
  • Use the platform only for lawful sale of property you own (or have authority to sell).
  • Be at least 18 years old and able to convey clear title (or working toward it).
  • Read every offer, purchase agreement, and addendum carefully before signing.

6. User-posted listings and Fair Housing

If you post a For-Sale-By-Owner (“FSBO”) listing on homeinvestor.co, you are solely responsible for its content and represent that you own (or are authorized to sell) the property.

Fair Housing Act. You may not post any listing, photo, headline, or description that indicates a preference, limitation, or discrimination based on race, color, religion, sex, familial status, national origin, disability, sexual orientation, or source of income (including Section 8 housing vouchers in jurisdictions where it is protected). Examples of prohibited language include “no kids,” “adults only,” “Christian buyers preferred,” “no Section 8,” and similar phrases. We screen listings on submit and may remove, unpublish, or refuse any listing at our sole discretion. Repeated violations result in account termination and, where required by law, a report to HUD.

Other prohibited content. No fraudulent listings, properties you do not own or have authority to sell, duplicate spam, MLS-protected content posted without an IDX license, or content that violates any law.

License. By posting a listing you grant Home Investor, LLC a worldwide, non-exclusive, royalty-free license to display, distribute, and use the content (including photos) to operate and promote the marketplace.

Reporting. Anyone can report a listing for Fair-Housing violations, fraud, or inaccuracies using the “Report this listing” link on every detail page. We review reports within one business day.

7. No advice; no guarantee of offer

Content on homeinvestor.co, including calculators and articles, is for general information only and is not financial, legal, or tax advice. We do not guarantee that we will make an offer on every property, or that any offer will close at the indicated number — final offers are subject to title review, walk-through, and verification of property facts.

8. Electronic communications, TCPA consent, and E-SIGN

You consent to receive disclosures, notices, and account documents electronically, and to sign loan documents electronically through our partners, consistent with the federal E-SIGN Act and applicable state UETA laws.

TCPA consent. When you submit a form on homeinvestor.co that includes a phone number and the consent checkbox, you expressly consent to be contacted by homeinvestor.co and its pre-screened buyer partners at the number provided — including by autodialer, prerecorded or artificial voice messages, and SMS — about your property. Consent is not a condition of any purchase. You may opt out at any time by replying STOP to any text, clicking unsubscribe in any email, or emailing offers@homeinvestor.co. Message and data rates may apply.

9. Warranties and disclaimers

The platform is provided "as is" without warranties of any kind. We do not guarantee uninterrupted service, error-free operation, or that calculator estimates will match an actual written offer. Offers are subject to title review, walk-through, and verification of property facts.

10. Limitation of liability

To the maximum extent permitted by law, neither party will be liable for any indirect, incidental, special, consequential, or punitive damages. Our aggregate liability arising out of or relating to the services is capped at one hundred U.S. dollars ($100) or the amount of referral compensation we received in connection with your account in the preceding 12 months, whichever is greater.

11. Term and termination

You may stop using the platform and close your homeinvestor.co account at any time by emailing offers@homeinvestor.co. We may suspend or terminate accounts for fraud, abuse, or violation of these Terms. Executed purchase agreements with us (or a referred acquisitions partner) survive termination of your homeinvestor.co account and are governed by the purchase agreement itself.

12. Governing law and arbitration

These Terms are governed by the laws of the state in which Home Investor, LLC is organized, without regard to conflict-of-law principles. Disputes between you and homeinvestor.co will be resolved by binding individual arbitration, except for small-claims court matters and equitable relief. You waive any right to participate in a class action against homeinvestor.co.

13. Changes

We may update these Terms. Material changes will be posted at this URL. Continued use of the site or services after a change constitutes acceptance.
